Uzbekistan Mortgage Lending Rises by 3.6 Trillion Soums

Tashkent, Uzbekistan (UzDaily.uz) — Commercial banks in Uzbekistan issued mortgage loans worth 13.1 trillion soums in January-June 2026, the Central Bank said. A total of 42,600 people received mortgage loans, an increase of 3.6 trillion soums compared with the same period last year.

The average interest rate on mortgage loans ranged from 16.8% to 21.6%, depending on the source of financing. Loans financed from the republican budget carried an average rate of 16.8%, those financed from banks' own funds averaged 20.1%, and loans issued through the Preferential Mortgage Lending Fund carried an average rate of 21.6%.

The primary housing market accounted for 75% of all mortgage lending, with 9.8 trillion soums issued to nearly 32,000 borrowers. The regulator attributed this to strong demand for newly built housing. The remaining 25%, or 3.3 trillion soums, was issued to 10,600 borrowers for purchases on the secondary housing market.

By region, Tashkent recorded the largest volume of mortgage lending at 4.01 trillion soums. Among the regions, Tashkent Region ranked next with 1.1 trillion soums, followed by Ferghana Region with 888 billion soums. Surkhandarya Region recorded the lowest volume at 356 billion soums.

Among lenders, Halyk Bank issued the largest volume of mortgage loans at 2.2 trillion soums. It was followed by Agrobank with 1.96 trillion soums, National Bank of Uzbekistan with 1.68 trillion soums, and Ipoteka Bank with 1.58 trillion soums.

Borrowers aged 31 to 50 accounted for the largest share of mortgage loans, representing 65% of the total, or 27,500 people. Borrowers aged 18 to 30 accounted for 25%, or 10,900 people, while those aged over 51 represented 10%, or 4,200 people.

According to the Central Bank, the annual volume of mortgage lending more than doubled between 2021 and 2025, increasing from 9.8 trillion soums to 21.2 trillion soums.
