Uzbekistan residential real estate prices rise 4 percent year-on-year
Tashkent, Uzbekistan (UzDaily.uz) — Residential real estate prices in Uzbekistan rose by 1.3% in the second quarter of 2026 compared to the previous quarter and by 4.0% compared to the second quarter of 2025, according to the National Statistics Committee.
Apartment prices increased by 1.2% over the quarter and by 5.5% in annual terms. Prices for individual houses grew by 1.4% compared to the first quarter of 2026 and by 2.0% compared to the same period last year.
The most significant year-on-year increase was recorded in the primary market for apartments, which rose by 7.1%, following a quarterly growth of 0.7%. In the secondary market, apartment prices increased by 1.6% over the quarter and by 4.2% over the year.
In Tashkent, apartment prices grew by 1.3% compared to the first quarter of 2026 and by 3.9% year-on-year. In the capital's primary market, growth reached 1.0% for the quarter and 5.0% for the year, while the secondary market saw increases of 1.5% and 3.2% respectively. In the rest of the country, apartments became 1.1% more expensive over the quarter and 7.0% costlier over the year, with annual growth in the primary market reaching 8.7%.
Prices for individual houses in the secondary market across the country rose by 2.0% over the year. In Tashkent, house prices fell by 0.7% over the quarter, whereas they increased by 2.8% in the other regions. In annual terms, growth stood at 1.2% for the capital and 2.7% for the rest of Uzbekistan.
The composite housing price index in the second quarter of 2026 reached 106.8% relative to the 2024 base year. The index stood at 107.1% for apartments and 106.1% for houses.
Starting from the second quarter of 2026, the National Statistics Committee calculates housing price indices using an updated methodology based on hedonic regression.
This method models the dependence of an object's price on its characteristics—such as area, location, floor, and other parameters—allowing price dynamics to be measured without the influence of structural market shifts.
The indices now cover individual houses in addition to apartments, and data starting from 2024 has been recalculated retrospectively to ensure comparability.
The calculations are based on real estate listings from the OLX.uz platform, supplemented by listings from Telegram channels of real estate agencies and realtors in regions with insufficient coverage. All utilized data represents asking prices.
Weights are determined based on the number of transactions according to Ministry of Justice data and average housing prices, and the weight structure will be updated annually.
