Tashkent, Uzbekistan (UzDaily.uz) — Uzbekistan has published the results of monitoring apartment, individual house and non-residential property prices across 12 major agglomerations as of 1 September. The study covered 35 cities and districts, according to the National Committee for Sustainable Urban Development and the Housing Market.

The monitoring is conducted in accordance with a presidential resolution providing for regular analysis of the real estate market in 14 major agglomerations. The National Centre for Mass Real Estate Valuation studied prices listed on electronic platforms across 12 agglomerations.

In Tashkent, the highest average apartment price among the areas covered was recorded in Shaykhantahur district at 25.3 million soums per square metre. The figure was 23.2 million soums in Mirabad district, 20.5 million in Yakkasaray district and 19.6 million in Mirzo-Ulugbek district. The lowest price was recorded in Yangikhayot district at 11 million soums per square metre. In Bektemir and Sergeli districts, the figure was 11.5 million soums in each.

The most expensive individual houses in the capital were recorded in Mirzo-Ulugbek district, at 1.7199 billion soums per sotka. The price was 1.6436 billion soums in Yakkasaray district and 1.444 billion soums in Yunusabad district.

For non-residential property, the highest average price was also recorded in Mirzo-Ulugbek district, at 24.4 million soums per square metre. It was followed by Mirabad district at 23 million soums and Yakkasaray district at 21.9 million soums.

In the Middle Zarafshan agglomeration, apartments were most expensive in Samarkand, at 11.8 million soums per square metre. The figure was 7.5 million soums in Navoi and 6.3 million soums in Kattakurgan. The average price of an individual house plot in Samarkand reached 472.1 million soums per sotka, compared with 244.9 million soums in Navoi and 148.9 million soums in Kattakurgan.

In the Kashkadarya agglomeration, the highest apartment price was recorded in Shakhrisabz at 7.6 million soums per square metre. The figure was 6.4 million soums in Karshi, 6.1 million in Kitab and 4.8 million in Kasansay. The price per sotka of an individual house was 126.3 million, 189.3 million, 115 million and 70.4 million soums, respectively.

In Nukus, the average apartment price was 5.6 million soums per square metre, while an individual house cost 98.3 million soums per sotka and non-residential property 5.7 million soums per square metre.

In the Ferghana agglomeration, apartments in Margilan averaged 5.6 million soums per square metre, while the figure in Kuvasay was 4.5 million soums. The latter was the lowest figure among all 35 areas included in the monitoring.

In Angren and Almalyk, the average apartment price was 7.1 million soums per square metre in each city, while in Akhangaran it was 6.6 million soums.

In the Surkhandarya region, the average apartment price in Termez was 7.6 million soums per square metre, compared with 6.6 million soums in Denau. The price per sotka of an individual house was almost identical at 273.7 million and 273.1 million soums, respectively.

In the Khorezm region, apartments in Urgench averaged 6.9 million soums per square metre, while in Khiva the figure was 4.8 million soums. The price per sotka of an individual house was 318.5 million and 260.3 million soums, respectively.

In Bukhara, the average apartment price reached 8.4 million soums per square metre, compared with 6 million soums in Kagan. Bukhara also recorded a higher price for non-residential property, averaging 10.2 million soums per square metre.

In Kokand, the average price of apartments and non-residential premises was 7 million soums per square metre in each category, while an individual house plot cost 198.6 million soums per sotka. In Chirchiq, an apartment averaged 9 million soums per square metre, a non-residential property 9.3 million soums, and an individual house plot 196.6 million soums per sotka.

In Yangiyul, the average apartment price was 8.2 million soums per square metre, while in Chinaz it was 6.3 million soums. Yangiyul also recorded the lowest average price for non-residential property among the areas surveyed, at 3.7 million soums per square metre.

Among the 35 cities and districts surveyed, the highest average apartment price was recorded in Shaykhantahur district of Tashkent at 25.3 million soums per square metre, while the lowest was recorded in Kuvasay at 4.5 million soums.

Prices for individual houses ranged from 70.4 million soums per sotka in Kasan to 1.7199 billion soums in Mirzo-Ulugbek district of Tashkent.

The average price of non-residential property ranged from 3.7 million soums per square metre in Yangiyul to 24.4 million soums in Mirzo-Ulugbek district of the capital.
