Housing Sales in Uzbekistan Rise by 13.7% in September
Tashkent, Uzbekistan (UzDaily.com) — The Center for Economic Research and Reforms (CERR) has published its updated review of Uzbekistan’s real estate market for September 2025.
According to the data, a total of 24.2 thousand housing purchase and sale transactions were registered during the month, marking a 13.7% increase compared to September of last year.
The highest growth in activity was recorded in Syrdarya (+35.6%) and Bukhara (+20.2%) regions, as well as in Tashkent (+31.2%).
In the third quarter of 2025, 75.5 thousand housing transactions were concluded nationwide — 13.6% more than in the same period of 2024 and 11% higher than in the second quarter of the current year.
Bukhara (+27.3%) and Syrdarya (+24.9%) regions, along with Tashkent (+19.9%), led in transaction growth.
In the secondary housing market, average prices in September rose by 0.6%, and by 4.6% year-on-year per square meter. The highest increases were observed in Surkhandarya (+19%), Syrdarya (+15.8%), and Jizzakh (+14.5%) regions.
In Tashkent, monthly price growth amounted to 0.6%, while compared to September 2024, there was a decline of 1.7%, primarily in the Yashnabad, Mirzo-Ulugbek, and Chilanzar districts, where prices fell by an average of 4.3%.
In the primary housing market, prices rose by 3%, with the strongest growth recorded in the Mirabad, Bektemir, and Yakkasaray districts — an average of 5.8%.
The rental housing market showed moderate growth in September. The average rental rate in Tashkent reached US$8.5 per square meter, while in central districts such as Mirabad, Shaykhantakhur, and Yakkasaray, it averaged US$10.6 per square meter.
Compared to last year, rental rates increased by 1.4%, with the highest growth recorded in the Yunusabad, Almazar, and Mirabad districts — an average of 4.4%.
