Uzbekistan’s real estate market revives: Number of transactions increased by 20% in April

Tashkent, Uzbekistan (UzDaily.com) — In April, Uzbekistan’s real estate market showed signs of revival, with the number of transactions rising across all regions of the country.

According to the monthly analysis by the Center for Economic Research and Reforms, after a two-month decline, there was a confident rebound in market activity. The volume of sales grew by 20% over the month, surpassing 24,000 transactions.

The most significant increases in transaction numbers were recorded in Namangan region, up by 39%, Samarkand region with a 29% rise, and Bukhara region at 27%. No regions experienced a decline in transaction volumes, indicating an overall positive market trend.

Meanwhile, in Tashkent, despite stability during the current month, there has been a year-on-year decrease in prices on both the primary and secondary markets. The average price of secondary housing fell by 6.3%, while primary housing prices dropped by 4.2%. The most notable price decreases in the secondary market occurred in the Chilanzar, Mirzo-Ulugbek, and Yashnabad districts of the capital, where prices fell by more than 9%. On the primary market, the largest price adjustments were recorded in the Uchtepa, Shaykhantakhur, and Yunusabad districts, averaging a 12.5% decline.

Overall, in April, the average price of secondary housing in Tashkent decreased by only 0.3% compared to March, indicating relative price stability.

The rental market in the capital also remained stable, with an average rate of $8.1 per square meter. The highest rental rates, as usual, are found in the central districts of Mirabad, Shaykhantakhur, and Yakkasaray, where rents reach up to $10.4 per square meter. On a year-on-year basis, the average rental rate decreased by 3%, with the steepest declines observed in the Uchtepa, Yunusabad, and Mirzo-Ulugbek districts.

Among the country’s regions, Jizzakh, Surkhandarya, Khorezm regions, and the Republic of Karakalpakstan remain leaders in terms of average housing price growth. In April, prices rose by 1.3% compared to the previous month and by 2.4% year-on-year.
