Housing Rental Prices in Tashkent Continue to Decrease

Tashkent, Uzbekistan (UzDaily.com) — Specialists from the Institute of Macroeconomic and Regional Research (IMRI) under the Cabinet of Ministers of the Republic of Uzbekistan have analyzed the average rental prices for housing in Tashkent for November 2024.

The analysis revealed that the average rental rates for apartments with basic repairs decreased by 1.3% compared to October, while prices for fully renovated apartments remained almost unchanged.

Housing Rental with Basic Repairs In November 2024:

The average rental prices for 1-room apartments decreased by 0.9%;

2-room apartments saw a decrease of 1.3%;

4-room apartments decreased by 3.9%;

Prices for 3-room apartments increased by 0.8%.

Most affordable areas for rental:

Sergeli (1-room — 298 USD, 2-room — 360 USD, 3-room — 404 USD, 4-room — 411 USD);

Olmazor (1-room — 330 USD, 2-room — 364 USD, 3-room — 463 USD, 4-room — 479 USD).

Most expensive areas for rental:

Mirabad (1-room — 378 USD, 2-room — 516 USD, 3-room — 680 USD, 4-room — 865 USD);

Yakkasaroy (1-room — 367 USD, 2-room — 488 USD, 3-room — 668 USD, 4-room — 743 USD).

Housing Rental with Full Repairs In November 2024, rental prices for:

2-room (559 USD) and 3-room (733 USD) apartments remained almost unchanged;

1-room apartments increased by 0.6%;

Rental prices for 4-room apartments decreased by 0.9%.

Most affordable areas for rental:

Sergeli (1-room — 331 USD, 2-room — 410 USD, 3-room — 509 USD, 4-room — 587 USD);

Uchtepa (1-room — 353 USD, 2-room — 450 USD, 3-room — 554 USD, 4-room — 688 USD).

Most expensive areas for rental:

Mirabad (1-room — 479 USD, 2-room — 718 USD, 3-room — 984 USD, 4-room — 1313 USD);

Shaykhontohur (1-room — 520 USD, 2-room — 730 USD, 3-room — 1032 USD, 4-room — 1258 USD).

Research Methodology The analysis was based on data collected through web scraping from the OLX platform. The data used for analysis includes:

43.1 thousand listings for October 2024;

38.1 thousand listings for November 2024.

The top and bottom 5% of price values were excluded from the sample to ensure the accuracy of the analysis.
