Ways of development for Tashkent as a global city

Tashkent, Uzbekistan (UzDaily.com) -- Ways of development for Tashkent as a global city - a joint online conference of the khokimiyat of Tashkent and the international company Cushman & Wakefield Russia was held.

At the start of the conference, Sharof Rakhmanov, deputy khokim - head of the department of investments and foreign trade, briefly introduced the participants to the possibilities of the city, stressing that in a pandemic, efforts are being made to implement the projects that have been launched. Then Sergey Ryabokobylko, Managing Partner, General Director of Cushman & Wakefield, welcoming the participants, noted three factors that determine the development of Tashkent in the long and global perspective:

  1. There is a struggle for influence on Uzbekistan between the USA, Russia and China - the objects of such a struggle receive additional development opportunities.
  2. Uzbekistan is an example of stability and reliability, in terms of gold reserves it is approaching world leaders.
  3. Analysts connect the role of Uzbekistan in the region with the role of Singapore in Asia, which for 50 years has become a leader, moving Tokyo and Hong Kong. In this regard, long-term city development planning is especially important.

After that, the employees of Cushman & Wakefield Russia spoke about the forecasts for the development of Tashkent based on a two-year analysis of our capital. As in other countries, the real estate market is lagging behind business development, so it is now the most promising. In the future, the real estate market will become the driver of the sharp development of business processes.

Further, experts examined in more detail the development of the city and the real estate market in the following aspects:

  • Uniform development of the city due to the development of districts, creation of full-fledged business centers and cultural spaces in them.
  • The need to build hotels, both premium (we have only six of them, as well as in the regional center of Samara with 1 million inhabitants), and small ones, for example, in ethnic towns under construction in the old city. In Sochi, for example, hotels built for the Olympics have further dramatically increased the number of tourists.
  • The need to develop modern storage facilities. Especially considering the location of Tashkent at the intersection of the main trade routes of Asia.
  • The need to develop business centers, they are not enough, the current ones do not meet the needs of large businesses. The presence of business centers will also serve to attract more investors.
  • The need to develop modern shopping centers, their units, which is not enough for a large city. It is also worth paying attention to the balance of shopping centers and traditional bazaars, which are so important for citizens and tourists.
  • It is important to avoid the mistakes of rapid growth through which other cities have passed under similar conditions.
  • We need a plan-strategy for the long-term (30-50 years) development of the city and, on its basis, local master plans for the short (10-15 years) perspective.

Further, the khokimiyat staff and C&W experts exchanged views on all the issues raised. The participants recognized the conference as useful and interesting. Additional research materials and recommendations from C&W will soon be transferred to the khokimiyat.
